This deed made this sixteenth day of June one thousand nine hundred and twenty three between John Richard Stanley Cowley of Cronk Urleigh of the parish of Michael, bachelor, and Mary Ann Cowley of Cronk Urleigh aforesaid widow of the one part and Ernest Richards of 22 Bucks Road in the borough of Douglas, confectioner, of the other part

Witnesseth that the said John Richard Stanley Cowley and Mary Ann Cowley in consideration of the sum of six hundred pounds to them paid by the said Ernest Richards (the receipt whereof is hereby acknowledged) do give, grant, bargain, sell and convey unto the said Ernest Richards all and singular the hereditaments specified in the schedule at foot hereof with all ways, waters, watercourses, liberties, privileges, easements, rights and advantages whatsoever appertaining or reputed to appertain to the hereditaments or any part thereof or used, occupied or enjoyed therewith or reputed or known as part or parcel thereof or appertenant thereto

To hold the said hereditaments and premises unto the said Ernest Richards and his heirs and assigns from this day absolutely and forever but subject nevertheless to all covenents, conditions, agreements and stipulations affecting the said hereditaments and premises and contained an referred to in any conveyance or or other instrumnet of title registered in the Registry of Deeds and in particular to those contained or referred to in any conveyance dated the twenty fourth day of February 1892 from William Todhunter and wife to Thomas Cowin

And the said Ernest Richards (with the object and intention of affording to the said JOhn Richard STanley Cowley and Mary Ann Cowley, and each of them and their heirs executors and administrators a full and sufficient indemnity in respect of the said covenants, conditions, agreements and stipulations but not further or otherwise) doth hereby for his heirs, executors, administrators and assigns covenant with the said John Richard Stanley Cowley and Mary Ann Cowley and each of them and their and each of their heirs, executors and administrators that he the said Ernest Richards and his heirs and assigns will at all times hereafter observe, perform and be bound by all the said covenants, conditions, agreements and stipulations and will keep the said John Richard Stanley Cowley and Mary Ann Cowley and their heirs, executors and administrators indemnified against all actions, suits, proceedings, costs, damages, claims, demands and liability in respect of any breach thereof arisign after the date hereof

And the said John Richard Stanley Cowley and Mary Ann Cowley do hereby for themselves and each of them and their and each of their heirs, executors and administrators covenant with the said Ernest Richards and his heirs and assigns that they the said John Richard Stanely Cowley and Mary Ann Cowley have good right, full power and lawful authority to grant, bargain, sell and convey the said hereditaments in manner aforesaid and that they and each of them and their and each of their heirs, executors and administrators shall and will warrant, maintain, uphold and defend the same unto the said Ernest Richards, and his heirs and assigns free from encumberence and from and against the claim, challenge and demand of all and every persons and person whomsoever

In witness whereof the parties have hereto subscribed their names, this the day, months and year first beforewritten

SCHEDULE above referred to

A plot of land situate in Park Road off Derby Street in the borough of Douglas and the parish of Onchan being plot numbered fifty four (54)on the plan of a portion of Woodbourne estate, annexed to a conveyance from William Todhunter and wife to Thomas Cowin dated the twenty fourth day of February 1892 and coloured pink in the said plan and bounded on the north by the said property of William Macfarlane and on the south by a lane and on the east by Park Road and on the west by a back lane together with the dwellinghouse and buildings erected upon the said plot of land and to which hereditments the said Mary Ann Cowley became entitled for life under the will of her late husband John Corkill Watterson Cowley probate whereof was granted on the ninth day of July 1900 and the said John Richard Stanley Cowley became entitled subject to the life estate of the said Mary Ann Cowley at heir at law of his brother William Mylrea Cowley who died a bachelor and intestate on the tenth day of June 1917 and to whom the said hereditaments were devised by the said will of John Corkill Watterson Cowley upon the death of the said Mary Ann Cowley.   2. Mary Ann was the daughter of John Mylrea and Margaret Barrie als Brew
  3. She was a widow, after the death of her husband in 1900 with only one surviving son - John Richard Stanley Cowley
  4. Her husband had purchased the property in 1894 at public auction and he left her the property at No 1 Park Road for life, and then to pass to her son William Mylrea Cowley. William was killed in action in France in WW1, leaving his brother JRS Cowley his heir
  5. Mary Ann provided an affidavit (not transcribed) the day before this transaction, stating the chain of ownership associated with No 1 Park Road the day of this sale
